About the role

Senior Real Estate Portfolio Manager

Location - MVHE Hubs: Amsterdam, Netherlands | Madrid, Spain | Munich, Germany (Preferred)

Employment Type - Permanent, full-time, on-site

Role description

The Senior Real Estate Portfolio Manager oversees and optimises the regional real estate portfolio, aligning property decisions with Mars Veterinary Health’s strategic, operational and financial objectives. The role leads a team of Transaction Managers to coordinate and implement real estate strategies, monitor portfolio performance and oversee transactions within established risk frameworks and governance standards.

Why this role?
  • Help shape the future of a major international veterinary estate - coordinate and deliver the Real Estate Strategy across a rapidly growing network of veterinary clinics and hospitals.

  • Coordinate activity across a high-impact property portfolio - implement asset management strategies that support decisions to retain, invest, expand, relocate or divest sites, balancing commercial value with operational needs.

  • Be a trusted property expert and lead complex commercial property matters - provide senior property advice on lease strategy, negotiations, property due diligence and portfolio growth, protecting the business from contractual and financial risks.

  • Work internationally and collaboratively - influence senior stakeholders and build strong cross-functional partnerships across multiple markets to deliver commercial and operational objectives.

  • Lead people and drive transformation - manage and develop a team of Transaction Managers while strengthening property governance, policies, processes and reporting.

The team

You’ll join the Global Real Estate, Facilities & Management (REFM) team and report directly to the Director of Real Estate. You’ll manage five Transaction Managers, providing coaching, direction and clear accountability across the relevant European markets.

You’ll work closely with senior business leaders and colleagues across Real Estate, Construction, Finance, Legal, Operations and other corporate functions, as well as landlords, solicitors, consultants and other external partners.

What we’re looking for
  • Significant experience in corporate real estate or property portfolio management, within a large, multi-site operational estate. Ideally 10+ years of relevant experience, with meaningful responsibility across European markets.

  • Proven ability to implement portfolio strategies that balance business needs, financial performance and long-term objectives.

  • Strong transaction management expertise, including rent reviews, lease negotiations, renewals, restructures, variations and surrenders, property acquisitions and disposals, and real estate due diligence in support of business acquisitions and growth.

  • Strong analytical and financial skills, with the ability to assess occupancy costs, market evidence, property valuations and business cases to inform decision-making.

  • Demonstrated experience leading and developing real estate teams, managing competing priorities, coordinating external advisers and controlling professional fee budgets.

  • Excellent communication, negotiation and stakeholder management skills, with the ability to present clear recommendations and influence senior decision-makers.

  • Experience working collaboratively across countries and functions, including Finance, Legal, Operations and Construction.

  • Sound commercial judgement, a high level of integrity and a strong understanding of property risk management, governance and approval processes.

  • A relevant degree in Real Estate, Surveying, Business, Finance or a related discipline, or equivalent professional experience. A relevant professional qualification, such as MRICS, is an advantage.

  • Willingness and ability to travel internationally as required by the role.

Desirable experience

Experience in a large, decentralised or acquisitive organisation-such as retail, logistics, healthcare, consumer services or another multi-site occupier-is desirable. Veterinary-sector experience is not essential.

What we offer
  • Competitive salary and benefits package.

  • International and collaborative working environment.

  • Opportunities for professional development and career growth within Mars Petcare.

  • Opportunities to represent MVHE within leading real estate industry networks and participate in industry conferences, events and knowledge-sharing forums.

  • Purpose-driven organisation committed to creating a Better World for Pets.

  • Pet-friendly offices where your four-legged companions are welcome depending on the location.
